How can a pre-listing inspection help?

Repair findings and promote good help with buyers. This is more important in a Buyers market but it always helps. A pre-listing inspection can benefit the Seller by identifying areas of concern and needed repairs. It is suggested that the Seller make important repairs and provide the inspection report along with receipts and warranty information to the Buyer or potential buyers. This promotes good faith and it also eliminates issues that the buyers would have tried to negotiate about. In general Buyers will negotiate a higher price for repairs than the cost of repairs. The fewer repairs and issues you have to negotiate, the faster and smoother the closing will be.
