Before I take a listing, I explain to my clients what problems are often encountered between listing and closing. After I find out what is most important for you to accomplish with this transaction, we decide TOGETHER on a course of action.
At the beginning of our working relationship, I mainly listen and respond to your questions.
How much is your home really worth? Buyers want your home for as little as possible; you would like to sell for a high price. You and I will carefully look at sales comparisons and actually take a look at competing homes, homes with a contract pending, so that we can determine what your home is worth in today’s market. Homes that have sold, homes that have not sold, homes that have been withdrawn from the market and whose listing has expired will all be taken into account. We will price your home right from the beginning so that it sells for the best possible price and terms.
How important is it to stage your home? Very important in this market. With your permission, a staging professional, provided by me, will walk through your home with the eyes of a Buyer and make recommendations for changes, so that every Buyer looking at your front door and walking into your home feels immediately comfortable and motivated to make an offer. I have a long list of things you can change and prepare to make your home Buyer-friendly. I always suggest to make these changes early to be ready for the first Buyer. We can give the impression of more light, more space, more room, more closet space, warmth and security. Often these are basic and inexpensive improvements that will provide an immediate emotional attaction to the Buyer.
Is the Buyer able to buy? I will not waste your time with unqualified Buyers and make sure that any offer I present is from a Buyer whose financial ability I have checked out with a lender or banker. I have guidelines for Buyer agents to prescribe what information you and I need to have in hand before considering an offer.
How do I jump start the sale of your home? I immediately connect with Buyers and Realtors and relocation companies to proactively find Buyers for your home. You and I will discuss marketing strategies that have sold homes of my other clients, and are appropriate for your home.
How important is internet marketing? Because of the dramatic growth of the internet, more and more Buyers select homes to look at before ever setting foot in Austin. As soon as you list, your home will be on MLS, on my website with a 360 degree tour, a video tour, with your permission, its own website, on realtor.com and several other national and Austin-specific websites Buyers most frequently search for suitable homes. My 800 telephone number starts ringing almost immediately after posting your home. I also network with Realtors of several professional associations I belong to including the prestigious Council of Residential Specialists.
Should you allow a lockbox and should you allow Realtors to come into your home with Buyers on short notice? This depends on several circumstances but lockboxes make it very convenient to access your home. I have a record of every Realtor who opens the box and your door. Prospective Buyers are often on a tight schedule, they are on a quick house hunting trip, they have money, they urgently need a new home and they make a decision quickly. Such appointments have a high success rate.
Contracts have become more complicated over the years. Disclosures (what works in your home, what not and what you know about this) and repair problems have become the most frequently fought-over issues in law suits. I will advise you of Texas disclosure requirements and I will take out at my expense a home warranty between listing and closing to cover possible repairs.
